The aim of Hexis Properties design is to create properties that can be maintained at low cost for a long period of time, while providing premium living experiences.
All Hexis Properties comply with HMO standards, which requires all bedrooms to be at least 7m² minimum, but frequently they are 8m² to 9m², with the aim of having desk space for students or professionals working from home.
The kitchen and living areas are a minimum of 18m² and all fire protection standards are adhered to throughout our properties (heat detectors and smoke alarms are provided).
Modern kitchens and bathrooms are a feature of every Hexis Property. We opt for kitchens with wooden worktops where possible, which can be sanded and maintained.
Our kitchens also include modern appliances including a washing machine, dishwasher and fridge/freezer. Bathrooms are tiled with towel radiators and extraction systems.
Modern furniture is provided in every Hexis Property, which includes good quality mattresses and beds, functional and modern wardrobes, bedside cabinets, chests of drawers, dining table and chairs, as well as a sofa and chairs for living room areas.
Where possible we also aim to have some sort of low maintenance outside space.
Our expert design team utilises neutral colours on the walls, with a splash of colour in the soft finishes to brighten up the properties, such as the pictures, rugs, cushions and furniture.
We aim for a wood effect on the ground floor where possible and neutral carpets on any stairs and bedrooms.
Our target for every Hexis Property is to have two showers and two toilets per four bedroom property and this is a guaranteed minimum for five bedroom properties.
Our best efforts are applied to improve the energy efficiency and EPC (Energy Performance Certificate) rating of every Hexis Property and they all have excellent insulation and low energy lighting where possible.
Hexis Properties are equipped with modern heating and hot water systems with electrical and gas certificates as required.
All Hexis Properties have secure front doors with thumb turn locks to comply with fire regulations.
There are fire doors on living rooms and kitchens, creating an escape route to the front door, as well as no locks on internal bedroom doors.
The properties also feature hard-wired interlinked heat and smoke detectors as required for licensing.
All Hexis Properties are well connected to the rest of London through public transport, whether it's buses, trains, underground or overground.
